Lot 3 Brownell Road, Kortright, NY 13739

Property Description

23+ acres of impressive Western Catskills land available now! Starting at 2,060 feet above sea level, the property follows a gentle slope up a well-cut farm road and ATV trails to over 2,300 feet. That 260 vertical feet of altitude really makes a difference in the views — 360 degrees of prime Western Catskill vistas await at the upper clearing. Sunrise Mountain shares the view with dozens of 2,500+ foot peaks, including the monstrous 3,200-foot Utsayantha Mountain. The 10-acre lower meadow is a prime building site with wind protection and exceptional privacy. Or be more adventurous and head higher to the 5-acre upper meadow, with its killer views and open setting waiting for your dream to materialize. Ancient stone walls divide the space, with a pleasant grove of hardwoods between the two meadows. The road cut from Brownell Road is well-maintained. While it has primarily served farm equipment over the years, it could easily be the foundation of your new driveway to the sky. Power and internet are both available at the road, which is paved and town-maintained. Ideally located in the heart of Delaware County: minutes to Bloomville, ~10 minutes to Delhi (county seat, SUNY Delhi, hospital, shopping), ~15 minutes to Stamford, and ~35-40 minutes to Oneonta. Approximately 3 hours from the George Washington Bridge — far enough to truly disconnect, close enough to make weekend life entirely workable. If you’re looking for a place to stake your claim, these 23 acres offer the hidden retreat many buyers are searching for in these mountains. You’ll be hard pressed to find a more spellbinding parcel in today’s market, and you could wear out a new car driving around looking. Start here and your search may be complete.
