8707 Old State Road, Pinckney, NY 13626

Property Description

Own your own piece of the legendary Tug Hill Plateau with this 50-acre wooded sanctuary located on Old State Rd in the Town of Pinckney. Situated just a stone's throw from the outdoor hub of Barnes Corners, this property is an absolute dream for hunters, snowmobilers, and outdoor enthusiasts looking for the perfect recreational retreat. The dense woods provide excellent habitat for deer, turkey, and small game, making it an ideal hunting tract right in the heart of some of the Northeast's best recreational trail systems. What truly sets this property apart is an unheard-of financial perk: a cell tower holds a permanent easement on the land, and the tower owner currently reimburses one hundred percent of the property taxes for the vacant parcel. This allows you to own, hunt, and enjoy 50 acres of real estate with the potential for no annual property tax obligation. Should you choose to build a cabin or home on the parcel in the future, you would be responsible for the property taxes on your new improvements, leaving any tax assessment attributed to the cell tower to be paid by the cell tower owner. Unlike many remote recreational parcels, this tract blends deep woods seclusion with modern convenience. The property boasts excellent accessibility with both electric and high-speed internet available right at the road. Whether you are looking to maintain it as a wild hunting parcel, build a modern camp with all the comforts of home, or simply secure a pristine, real estate tax-free land investment, this property offers endless possibilities.
