Short answer: Based on 14 years of Monroe County closing data, the best time to list a house in Rochester, NY is late May to June, so it goes under contract in June and closes in the July-August peak. But fall and winter are not dead: October averages about as many closings as September, and the winter buyers our agents see are serious ones.
By the NORCHAR Real Estate team, Rochester, NY - updated October 19, 2026
Key takeaways
- Monroe County closings peak in August (about 928 a month on average, 2012-2025), which means homes listed in June are hitting the busiest stretch.
- February is the slowest month (about 384 closings), yet October averages 752 closings, nearly the same as September (758).
- Homes in Monroe County sold in a median of 8 days on market in September 2026, and our agents say delayed-showing periods make up much of that time.
- Plan on about two extra weeks to close a sale around Thanksgiving and the December holidays.
- A finished basement typically adds $20 to $40 per square foot of value in Rochester, not the full above-grade price per square foot.
Every weekday morning NORCHAR's agents meet to compare notes from the field. Here's what they told us this week.
What is the best month to list a house in Rochester, NY?
June is the best month to have a house on the market in Rochester, NY, with listing prep starting in May. Monroe County closings peak in August, followed by July and June, and a sale usually closes 30 to 60 days after it goes under contract. Listing in late May or June lines your home up with the year's busiest buyers.
When we asked the team, most agents guessed March, April or May. Then we looked at the data: Monroe County closings of single-family homes, condos and townhouses from 2012 through 2025, compiled by NORCHAR from MLS data.
| Month | Average closings, 2012-2025 |
|---|---|
| August (busiest) | 928 |
| July | 871 |
| June | 827 |
| September | 758 |
| October | 752 |
| January | 465 |
| February (slowest) | 384 |
Our team still tells most sellers "May," because that is when photos, repairs and staging should happen so the house is live by June. Once it is live, it may not last long: Monroe County homes sold in a median of 8 days on market in September 2026 (GRAR), often after a planned delayed-showing period.
Do houses sell in Rochester in the winter?
Yes. October through December averages about 2,075 Monroe County closings, roughly 26% of a typical year. There are fewer listings and fewer buyers from mid-November into January, but our agents say winter buyers are more serious: many are relocating for jobs that start in January and need a home now.
"People don't want to buy houses in the winter" was one of the myths our agents most wanted to bust this week. Less competition from other listings can work in a seller's favor. One agent tells clients the spring market really starts in early February, which means the buyers who purchase in spring are often starting their search in winter.
Timing tip: if you are aiming to close around the holidays, add about two weeks to a normal 30-day closing. Lenders, appraisers, surveyors and attorneys all run on lighter schedules in late November and December.
What should you do if your house isn't getting offers?
If your Rochester home isn't getting offers, start with price and condition: clean and declutter, then compare your list price to recent sales nearby. A brokers' open, where local agents tour the home and give feedback, can show whether the problem is price or something fixable. A well-advertised open house can also bring in new traffic.
Our agents shared a few specifics:
- Listen to agent feedback. Agents touring the home may spot small fixes buyers notice, such as a gutter dumping water across the front yard.
- Refresh the exterior photo. If your photos show green leaves in November, buyers can tell the house has been sitting. Update the front photo as the season changes.
- Keep it show-ready for winter. Keep a vacant home heated (high 50s to 60s) so pipes don't freeze, keep the driveway plowed, and leave shoe covers with a wastebasket at the door.
- Don't assume a bidding war. One of our agents' biggest myths to bust: not every house gets multiple offers. A home priced above the market can sit, so each listing has to be priced on its own.
Our agents are also seeing more new listings and more price reductions than earlier this fall, so pricing right on day one matters more now than it did in the spring.
How much value does a finished basement add to a house in Rochester?
In the Rochester market, a finished basement typically adds about $20 to $40 per square foot of value depending on the quality of the work, not the full price per square foot of the main living area. A walkout with high ceilings and a full bath can be worth more; a dark, low-ceiling space is worth less.
Our team sees sellers overprice when basement space is counted like upstairs space. Example: on an 1,100-square-foot ranch, even a top-quality basement finish with a full bath might cost around $70,000, or about $64 per square foot. That is the ceiling on what the finish is worth, not a floor. Our agents value the home without the basement first, then add a realistic, depreciated amount for the finish.
Rate check: The average 30-year fixed mortgage rate was 7.40% for the week of October 15, 2026, unchanged from the week before and up from 6.27% a year earlier, according to the Freddie Mac Primary Mortgage Market Survey. At that rate, principal and interest on a $240,000 loan (a $300,000 home with 20% down) is about $1,662 a month.
