Standardized Operating Procedure for Purchasers of Real Estate

Pursuant to New York Real Property Law Section 442-H

NORCHAR, LLC (the "Broker") is making this Standardized Operating Procedure available on any publicly available website and mobile device application maintained by the Broker and any of its licensees and teams. Broker has copies of these Standardized Operating Procedures available to the public upon request at Broker's office location, 389 Park Ave, Rochester, NY 14607.

Please be advised that Broker:

Does not require prospective buyer clients to show identification to tour properties.*
Requires that a written buyer agreement is signed before a prospective buyer client tours any property with a licensee of Broker, including an initial showing. The agreement will state the compensation to be paid to the buyer's agent, which is negotiable and not set by law.
Requires that a pre-approval for a mortgage loan or proof of funds is provided within seven calendar days of an initial showing to continue touring properties on day seven and all days following. A pre-approval for a mortgage loan or proof of funds will not be required for an initial showing or to tour homes for the first five days following the initial showing day.*

*Although Broker may not require such information, a seller of real estate may require this information prior to showing the property and/or as part of any purchase offer.
